01 — Who we work with

Capital with a clear owner.

We work with high-net-worth investors, family offices, syndicate leads, institutional capital, existing hotel owners and offshore capital seeking a local manager. Each principal needs a defined decision-maker and a mandate that can be governed properly.

Engagements may concern a single asset, a portfolio, or a specific acquisition, repositioning or exit. Typical acquisition lot sizes are $20m to $180m. Portfolio aggregations may extend to $250m. We manage the asset; we are not an operator, broker or fund.

02 — Mandate types

A mandate matched to the decision in front of you.

The scope is agreed at appointment. It can start at one stage or cover the full ownership period.

Acquisition mandate

What it covers: origination, market and comp-set analysis, underwriting, due diligence, deal structuring, funding coordination and close.

Owner receives: an underwriting view, due-diligence coordination and an execution plan through completion.

Asset management mandate

What it covers: business planning, budget approval, operator oversight, commercial review, capex planning and owner reporting.

Owner receives: a held operating plan, a KPI-led review process and a regular asset view.

Full lifecycle mandate

What it covers: acquisition, repositioning, ongoing management and exit preparation under one owner-side mandate.

Owner receives: continuity from the original underwriting through the hold and sale decision.

Project mandate

What it covers: a defined repositioning, capex programme or exit process with an agreed scope and timetable.

Owner receives: focused programme management, decision papers and a clear action register.

Co-investment

What it covers: a possible aligned capital structure where co-investment is applicable and agreed in the mandate terms.

Owner receives: a discussion of alignment alongside the same acquisition and asset-management discipline.

03 — How we’re paid

The structure is visible.

Our standing mandate is covered by a base asset management fee, agreed at appointment. It is set as a percentage of total revenue or asset value, depending on the engagement.

A performance fee is payable only above a defined hurdle and against outcomes agreed in advance. These may include GOP growth, RevPAR index gain against the comp set, or an outcome at exit. Acquisition and disposal fees are payable on completion only. Defined repositioning or capex programme management may be priced as a fixed project fee.

We take no fees from operators, brokers, contractors or lenders. We take no rebates. This keeps advice on the owner’s side of the table.

04 — Reporting

A working view of the asset.

Monthly reporting covers the P&L against budget and prior year, variance commentary, RevPAR index against the comp set, forward bookings, capex tracker and action register.

Quarterly reviews add a full asset review, reforecast, capital position, market note and operator performance scorecard. Annually, owners receive the business plan and budget for approval, valuation review, capex reserve plan, and strategy and hold/sell recommendation.

Core measures include RevPAR index, GOP margin, flow-through, TRevPAR, MPI, ARI, labour cost per occupied room, CPOR and guest satisfaction index.

05 — Governance

Clear approval points. Clear alignment.

The owner approves the annual business plan and budget. The annual valuation review, capex reserve plan, strategy and hold/sell recommendation provide the basis for the next owner decisions. Iconia’s role is to prepare the analysis, run the review process and hold the operator to the agreed plan.

Valuation is reviewed annually as part of the owner reporting cycle. Conflicts are addressed structurally: Iconia receives no fees from operators, brokers, contractors or lenders, and no rebates.
